BedMia may award a Verified Badge to landlords, agents, brokers, or property managers who successfully complete our verification process.
Verification may include identity verification, phone verification, email verification, ownership documentation, trade license verification, or other supporting documents requested by BedMia.
A Verified Badge indicates that verification requirements were met at the time of review. It does not constitute an endorsement, guarantee, recommendation, or warranty of the user, property, or services offered.
BedMia reserves the right to revoke verification status at any time.
2. Featured Listing Policy
Featured Listings receive enhanced visibility within BedMia search results, category pages, and promotional placements.
Featured status does not guarantee inquiries, leads, bookings, rentals, or occupancy.
BedMia reserves the right to determine listing placement, duration, and promotional visibility.
Featured listings must continue to comply with all platform rules and quality standards.
3. Refund Policy
All payments for subscriptions, featured listings, advertising, promotional services, and premium features are generally non-refundable.
Refund requests may be reviewed in cases involving duplicate payments, technical errors, or billing issues.
Refund decisions are made solely at BedMia’s discretion unless otherwise required by applicable law.
4. Property Reporting & Abuse Policy
Users may report listings that are:
• Fraudulent or misleading
• Duplicate listings
• Incorrectly categorized
• Inappropriate or offensive
• Already rented or unavailable
• Using unauthorized images or content
BedMia reserves the right to investigate reported listings and take corrective action, including editing, suspension, removal, or account restrictions.
5. Fake Listing Penalties
BedMia maintains a zero-tolerance policy toward fraudulent listings.
The following actions are prohibited:
• Advertising non-existent properties
• Misrepresenting property details
• Uploading fake or misleading photos
• Publishing false pricing or availability information
• Impersonating landlords, owners, or agents
Violations may result in:
• Listing removal
• Warning notices
• Account suspension
• Permanent account termination
• Restriction from future use of BedMia
BedMia may cooperate with relevant authorities where required by law.
6. Subscription Terms
Subscription plans provide access to premium platform features and services.
Subscription benefits, pricing, limits, and durations are described at the time of purchase.
Subscriptions may expire, renew, or terminate according to the selected plan.
BedMia reserves the right to modify subscription offerings, pricing, and features at any time.
Continued use of subscription services constitutes acceptance of such changes.
7. Lead Generation Terms
Leads generated through BedMia are provided on a best-effort basis.
BedMia does not guarantee:
• Lead quality
• Lead accuracy
• Tenant suitability
• Conversion rates
• Rental agreements
Users are responsible for conducting their own screening, verification, negotiations, and rental arrangements.
Lead information must not be sold, transferred, shared, or used for unauthorized marketing activities.
8. Agent & Broker Terms
Licensed agents, brokers, and property managers may advertise on BedMia subject to applicable laws and regulations.
Agents and brokers must:
• Possess required authorizations or licenses where applicable
• Provide accurate business information
• Advertise only authorized properties
• Maintain professional conduct with users
BedMia reserves the right to request proof of licensing, authorization, or agency representation.
Failure to comply may result in listing removal or account termination.
9. Copyright & Intellectual Property Policy
Users may only upload content they own or are authorized to use.
This includes:
• Property photographs
• Logos and branding materials
• Descriptions and written content
• Marketing materials
Copyright owners who believe their intellectual property has been used without authorization may submit a copyright complaint to BedMia.
Upon receiving a valid complaint, BedMia may:
• Remove the content
• Suspend the listing
• Restrict the user account
• Request additional documentation
Repeat copyright violations may result in permanent account termination.
Platform Rights
BedMia reserves the right to investigate violations, remove content, suspend accounts, deny services, and enforce these policies at its sole discretion in order to maintain a safe, trustworthy, and compliant marketplace.
